Our financial structure allows members to invest in their home without the high barriers of traditional ownership. Monthly housing payments are split between standard operational costs (like utilities and interest) and a "Shared Contribution Ledger." This ledger tracks your specific contributions toward the building’s long-term stewardship—such as mortgage principal and capital improvements. Rather than buying volatile equity, these contributions are treated as inflation-adjusted loans to the collective, which are repaid to members over time through a revolving Repayment Pool. This ensures that the real value of your investment is honored, even after you move out.
Beyond the financials, 3201 is built on the belief that housing is a collaborative act. Every resident is an active member with one share and one vote, giving everyone an equal say in decisions ranging from daily maintenance to long-term financial planning. By removing the profit motive and focusing on democratic governance, we are fostering a living environment where we collectibely protect the home’s quality and affordability for current residents and future generations alike.
